Airlie Beach Yacht Club

A proposed permanent community-based Yacht Club for Airlie Beach, backed by the not-for-profit structure of 52 Degree Foundation Limited.
THE FOUNDATION’S ROLE
Establishing a permanent Club asset.
Airlie Beach Yacht Club is a registered business name of 52 Degree Foundation Limited.
The Foundation is progressing the proposed purchase of the purpose-designed Yacht Club premises within the development at 1–7 The Cove Road, Airlie Beach.
The acquisition is intended to provide Airlie Beach Yacht Club with a permanent home from which to develop membership, sailing, competitions, recreation, community activities, hospitality and major Club programmes.
THE CLUB
Built around participation.
Airlie Beach Yacht Club is intended to operate as a community-based member Club with a strong maritime identity and a programme extending beyond hospitality.
The proposed Club will bring together sailing, yacht racing, fishing and marine competitions, member activities, recreation, community participation, events and hospitality.
Boat ownership will not be required for membership, allowing participation by people with a genuine interest in the Club, the Whitsundays and its social, sporting and community life.
The Club’s legal governance framework has been established, with appointments to the inaugural Club Committee progressing. The Committee and management structure will be responsible for Club governance and day-to-day operations.
THE DEVELOPMENT
A separate professional development structure.
The property development at 1–7 The Cove Road is being progressed through Brookfields La Perla Landco Pty Ltd, the project-specific development SPV.
Michael Mammen is Managing Director of Brookfields La Perla Landco Pty Ltd.
The development SPV and 52 Degree Foundation Limited perform separate roles. The SPV is responsible for the property-development process, while the Foundation is the proposed purchaser of the Yacht Club component and the legal entity behind Airlie Beach Yacht Club.
The proposed development remains subject to statutory assessment and approval.
PUBLIC PARKING
A much-needed, state-of-the-art undercover parking facility.
The wider development incorporates a four-level structured car park intended to provide substantial, state-of-the-art undercover parking within Airlie Beach.
The facility is designed to support demand generated by the Yacht Club while also operating as public parking for the wider precinct and visitor economy.
The long-term commercial structure for the parking facility is being considered separately from the Yacht Club, including the potential for professional ownership, lease or operation by an experienced car-parking organisation.
This approach allows the community Club and parking infrastructure to operate alongside each other while maintaining appropriate specialist management of each component.
CLUB DEVELOPMENT
Building the Club while the property is developed.
The 52 Degree Pty Ltd Marketing Department is focused on building the external and participatory platform of the Club, including membership, Founding Members, Founding Partners, sponsorship, competitions, regattas, marketing, commercial relationships and public representation.
52 Degree Marketing’s role is focused on building the external and participatory platform of the Club, including membership, Founding Members, Founding Partners, sponsorship, competitions, regattas, marketing, commercial relationships and public representation.
The 52 Degree Marketing Department does not undertake day-to-day Club management. Operational governance and management sit within the Club Committee and management structure.
FOUNDATION MANAGEMENT
Separate responsibility for the Foundation.
Silvija Romano is Managing Director of 52 Degree Foundation Limited.
The Managing Director works within the Foundation’s Board and governance framework in relation to the Foundation’s operations, charitable responsibilities, programmes and institutional activities.
The Foundation’s management role is separate from the management of Brookfields La Perla Landco Pty Ltd and the development process.

52 Degree Foundation Limited accepts donations supporting Airlie Beach Yacht Club and its community-based programmes.
Donations of A$2 or more are eligible for a tax-deductible donation receipt for Australian tax purposes. A receipt is issued to the donor after a successful donation.
